Chimney Liner Installation in Mission Viejo, CA

Why clay flue tiles fail here, and what relining actually involves

Most liner work in Mission Viejo starts with cracked clay tile. The masonry fireplaces in 1960s-70s tract and custom homes were built with mortared tile flues. Ground movement, settlement and decades of heating cycles split them. Gas log retrofits do their own damage. A gas flame puts cool, wet acidic exhaust into a flue sized for wood. That condensate eats mortar joints from the inside. We often find this in homes where logs went in without any flue inspection first.

A stainless liner solves it by giving the exhaust one continuous path. Sizing is matched to the appliance, not the old flue. Wood burning gets heavier-gauge stainless and an insulation wrap where clearance to framing is tight. Gas-only runs use lighter material. The liner ties into a top plate, gets sealed at the crown, and the cap bolts to the liner itself.

Factory-built metal fireboxes are different. Those cannot be relined with a generic stainless kit. They need listed pipe from the same system. We will say so rather than sell a liner that voids the listing.

What moves the job: flue height, offsets at the smoke chamber, whether old tile must be broken out, and roof access. Concrete tile roofs slow everything down and need careful footing.
